The same report named Spring Lake, 168 units in Winter Haven, as the other first Inception project. Both sit in the published pipeline. Neither is a Peacock balance-sheet total.
Housing is a service business, not just a real estate business.
That line is Kenneth Polsinelli’s, in the July 17, 2026 Multifamily Executive interview. The May 21, 2024 announcement describes the same idea in operating terms: residents who make between 80% and 120% of the area’s median income, a vertically integrated owner-operator, and a model that pays back all the capital before the sponsors earn any fees.
The July 17 article said Peacock owns over 2,300 apartments. It also described Inception Housing, with PTM Partners, as a workforce new-build platform for Southeast and Florida markets. The published pipeline was nearly 1,600 units, with total capitalization of more than $300 million. That capitalization is the platform’s, not Peacock’s assets under management.
Where the work is named
Public materials call out Plant City, Orlando, Gainesville, Ocala, and Kissimmee, inside Central Florida and the Golden Triangle. Magnolia Flats and Spring Lake are the first Inception projects named in print. Garden Court and The Henry are the Plant City record.
